Casa Villatalla, a generous country villa occupies a peaceful spot in the rolling hills above the beautiful medieval town of Dolceacqua.

The villa was built by the current owners in 2005 and offers some 450sq.m. of roof covered space split over 3 levels. “Casa Villatalla” is currently run as a B&B and particularly popular with artists and for yoga retreats. The house would also perfectly accommodate a larger family seeking a home in a rural setting.

A well-constructed country road connects the house with Dolceacqua and a cemented private road leads through an electric gate on to the grounds with off street parking for up to 8 cars. A garden gate gives access to the ground floor roof-covered terrace with the main entrance, which opens into a large open space split into three sections. To the left is a comfortable sitting area with open fireplace. Adjacent is another seating arrangement with library and TV lounge and an alcove passage leads through to the dining room.

Parallel to the dining room is the very well equipped kitchen with larder. Also on the ground floor are a study, guest WC, utility room, storage room and services room accommodating the heating system. French windows open from the living and dining area to the terrace and into the garden with swimming pool.

An open staircase leads form the living room to the first floor. All 5 bedrooms on this floor level have en-suite bathrooms and access to a terrace or balcony with panoramic views over the surrounding hills. The master bedroom has an en suite family bathroom, a walk-in wardrobe and a private south-facing terrace.

The attic floor level offers another two generously proportioned spaces, one of which is currently used for practicing yoga or as a reading room. The other area on this floor offers another large bedroom with bathroom. Despite the pitched roof, the wood clad ceilings still offer a clearance of 2.30m high. This floor has wooden flooring, side windows allow for plenty of light to flood in and the studio benefits from French windows, opening out to a roof terrace.

The villa is surrounded by 8,242 sq.m. of grounds, laid out as a lawn around the house and planted with shrubs and trees as well as 90 roses which fill the air with their irresistible scent. A large terrace stretches out in front of the house and under the shade of the pergola, a large dining table invites to enjoy al fresco meals with family and friends. Integrated in the lawn and just below the house, is a 12 x 6 m swimming pool. A little further on is a terrace with water fountain, a boccia alley, a garden shed, a fruit orchard and a kitchen garden.
